What is Section 8 - and is it a good idea to have a Section 8 tenant?

Section 8 is a Housing Act passed in 1937 to allow low income earners to get "Rental assistance" directly from the US government.

The rents are paid to Private landlords directly, on behalf of a tenants, by the Government.

It is managed by the Department of Housing and Urban Development.

The scheme provides assistance to hundreds of thousands of families in need of affordable housing.

Section 8 tenants need to first qualify for the Housing Voucher.

There is a HUGE demand for Section 8 vouchers and according to a recent housing documentary only 1 in 10 applicants who are in dire need, actually qualify and get the Assistance.

The Best thing about Section 8 is that your rents get paid every month on time and without any collection effort.

Families who participate in the program must abide by a series of rules and regulations, often referred to as "family obligations", in order to maintain their voucher.

The Tenants have to take care of your property like it is their own or they can get booted out of the program if a Landlord has genuine complaints.
Section 8 is fairly regimented. They want your houseto be up to code.

So the house needs to pass inspections per their standards.

What Are the Section 8 Inspectors Looking For?

When conducting the inspection, the inspector will be assessing the unit to determine if it complies with HUD's Housing Quality Standards for Health and Safety. These areas are known as performance requirements. They include:

We have once had an inspector request a hand rail be put on the stairs leading to the basement. No problems, costed us 90 dollars and 2 hours in labour, but we Love the Section 8 tenant payments. No hassles of it being late ever. Because the US Govt is technically 'your tenant'!
